Der Neubau des SES Service Business Center in Betzdorf wird auf dem SES Campus „Pierre Werner“ an der Nord-Süd-Achse der verkehrsberuhigten Allee angeordnet und nimmt bestehende und künftige Raumkanten gemäß Masterplan auf. Eine klare Form als Kontrast zum Landschaftsraum, das Ineinander-greifen und der Dialog von Gebäude und Landschaft sowie ein ausgeklügeltes energetisches Gebäudekonzept sollen als „Pionierprojekt“ ein Zeichen für die künftige Entwicklung auf diesem Baufeld setzen. Die bebaubare Fläche von 36 x 36 m auf dem Grundstück wird nur im Erdgeschoßbereich vollständig genutzt und auf der nördlich orientierten halben Parzelle in mit 2 Oberschossen ergänzt, wodurch ein komprimiertes Bauvolumen in Erscheinung tritt. Auf der verbleibenden Freifläche wird der Grünraum aufgewertet, der mit den umgebenden grünen Raumkanten der Landschaft korrespondiert. Die Flachdächer werden intensiv begrünt. Es entsteht ein klarer kubischer Baukörper mit Haupterschließung auf der Ostseite und Hauptbüroflächen in den beiden Obergeschossen. Die Dreigeschossigkeit des Gebäudes ermöglicht mit optimierten Raum-höhen und Raumtiefen für die Büronutzung ein Maximum an Grundrißflexibilität. Diese hohe Flexibilität wird auch durch Stützen-freiheit und demontierbare modulare Ausbauelemente, wie Trennwandelemente, Schrank und Archivsysteme, Innenfassaden, Brüstungen, Geländer erreicht. Das Erdgeschoß nimmt die halböffentlichen und allgemeinen Funktionen, wie Cafeteria, Konferenz-bereich, Foyer, Empfang und Erschließung auf, ergänzt im südlichen Gebäudeteil mit Büroflächen und den zugeordneten Werkstatt- und Reinraumflächen, sowie den Lagern / Archivflächen der Mieter. Das modulare Fassadensystem wird auch im Gebäudeinneren in gleicher Maßlichkeit für die flexiblen Innenwände und Geländer fortgesetzt.

The new building for the SES Service Business Center in Betzdorf is located on the main north-south axis of the campus and follows existing and future building lines and edges in accordance with the master plan. As a “pioneer project” the building is to symbolize the future development on the campus with a clear form as a contrast to the surrounding landscape, the interweaving and dialog of building and landscape, and a sophisticated, energetic building concept. The maximum building footprint of 36 x 36 m within the parcel is only completely utilized for the ground floor; the two upper stories only utilize the northern half of the parcel, thereby resulting in an apparently compact building form. On the remaining surface area the green space is enhanced and designed to correspond with the surrounding green edges. An intensive green roof system is applied to the flat roof surfaces. A distinct, cube-like building volume emerges with the main entrance locating on the east side and office areas in both of the upper levels. The three stories enable a maximum flexibility in the building plan for the office spaces with optimized floor heights and depths. This flexibility is also achieved with column-free spaces and removable, modular interior elements, such as partition elements, cabinet and archive systems, interior facades, parapets, and handrails. The ground floor assumes the semi-public functions, such as cafeteria, conference areas, foyer, receiving, and circulation, built out in the southern portion of the building with office spaces and their associated utility and cleaning facilities, as well as storage and archive spaces for the renter. The modular façade system is also applied in the building’s interior for the dimensioning of the flexible interior partition walls and handrails.
